Apartments-- prefer value added opportunities anywhere in Florida-first consideration for properties that are 200 units or larger. Capital improvement needed is preferred. Prefer "B" or better neighborhoods,
Fractured Condos- Well capitalized group will buy remaining rental units in existing communities.
Apartment Development Sites-Central Florida emphasis especially in the Tampa and Orlando MSA. Prefer 200+ units, but will consider as small as 150 if in niche market.
Real Estate Turn-Around Opportunities-Underperforming assets are desired. Motivated sellers can produce a quick sale.
ALF-Development or retrofit sites needed-anywhere in Tampa MSA. Ideal size is 75 to 150 beds.
Town Home Development- Need land for town home development. Seeking land in low to moderate income census tracts to develop town homes for first time home buyers. Current market concentration is in the Tampa MSA.

Hotels- Client wants established hotels with upside potential. Can be flagged or independent. Prefer 100 rooms or larger in Central and West coast of Florida. Up to $5-Million per purchase.
